I have been a Middletown resident since 1999, and am a 37 year veteran Flight Attendant for Delta Air Lines. I am a graduate of California State University, Long Beach, where I received a B.A. in English Literature at the age of 41. For the past several years I have been actively involved in the Middletown community primarily focused on the revitalization of our downtown. During that time I have become a downtown business owner, commercial property owner and developer, and have served as a Director on the DMI Board since 2013. In my spare time I enjoy spending time with my wife, family and friends, playing golf, and kayaking on the Great Miami River. When asked what I love most about Middletown, I say without a doubt it's the passionate, caring people in our community. Although I am not originally from Middletown, it is my home and I want to work together to help make our downtown the place we'd all like it to be.

I grew up in Medina, New York which is near Buffalo, before moving to Middletown for work. I am passionate about animals, Buffalo Bills football, good food and surrounding myself with positive people. Downtown Middletown's great history as well as new businesses and the continued revitalization efforts of the area made by passionate supporters make me excited to be a part of the Downtown Middletown Inc. team!

Presently engaged in Property Management. Retired as Vice President, Development for Duke Energy Corporation as Director, Development for Capital Power Corp. (a Canadian independent power company) after a combined 39 years in the areas of finance, corporate development and business development. Born in Middletown and lived for many years in various parts of Warren and Hamilton Counties in Ohio. Education-University of Cincinnati BBA, Xavier University MBA, CPA State of Ohio (inactive). Married and with wife Bonnie have lived in the City of Middletown for the past 18 years.
After graduation from The University of Pennsylvania I went to work at Reed Klopp Furniture. The downtown mall put that store out of business, and I later joined the Rogers Jewelers team where I was for 38 years. I helped grow the business into a 46 store group with the headquarters in downtown Middletown. During that time a small investment group aquired several properties with the hope of developing better businesses. We donated the land to the City of Middletown to create Governors Square. We all had a passion for a better downtown. I am still engaged in private jewelry but take as much time off as I can to visit my grandchildren, and enjoy a great meal.
I was born and raised here in Middletown. I attended Miami University in Oxford where I received my Bachelor of Environmental Design in Architecture in 1978. I went on to attend the Architectural Associate School in London, England, and then spent a year in San Francisco, California restoring Victorian homes. I then went back to Miami University where I received my Master of Architecture degree in 1981. After working for several firms around the Dayton area in the early 80's, I opened my own firm in 1984, and am the owner of Dennis R. Beatty, Architect here in Middletown, Ohio. I am married to Angela Beatty and have one son and two daughters. As a Board Member of Downtown Middletown Inc. I work directly with Facade Grant Applications and Guidelines for the organization. I have fond memories as a young boy visiting downtown Middletown and am very dedicated to the rebirth and revitalization of our community. My heart jumps with joy every time a new establishment opens their doors for business, and look forward to once again having a thriving downtown Middletown.
I was born and raised in Middletown, and now reside here with my husband and two dogs. I graduated from Miami University with a B.A. in Sociology. I enjoy spending quality time with my friends and family any chance I can get; especially if it involves good food and drink. My husband and I are both active members in the community are are passionate about helping make Middletown a better place to live. In addition to serving on the DMI board, I am also involved with the Middletown Visitors Bureau and Middletown Young Professionals. I love downtown Middletown because there is always something fun and unique happening. If I can help educate and excite community members on the events and new businesses downtown, I have achieved one of my goals!
I am a Middletown native, leaving this city only while I attended business school at Miami University and law school at University of Dayton. After college, my wife Meagan and I could have settled down anywhere, but we made an intentional decision to start our family in Middletown and invest in our hometown. We now have two daughters. I own Hurley Law Office, LLC, located in Middletown. My law practice is focused on small business law. In addition to serving on the DMI Board of Directors, I also volunteer in various capacities for the Middletown Community Foundation, Chamber of Commerce, Middletown Young Professionals, Middletown Airport Commission, The Oaks Community Church, and the Dayton Volunteer Lawyers Project. I am excited and honored to be part of DMI and the significant impact it will continue to make on the entire Middletown community.
I specialize in commercial real estate services for private and public clients in southwest Ohio. I bring extensive experience in finance, real estate, marketing, and public/private public partnerships. I started my career in finance at the state and local levels working for the Auditor of State, the City of Galion and the City of Kettering. I continued to build on that experience as a licensed investment banker with a national banking firm, providing customized financial services to local governments, including cities, counties, school districts and colleges and universities. I also served as a General Manager of the Miami Conservancy District working on numerous regional projects. In addition I gained important regional planning and project experience as Executive Director of the Miami Valley Regional Planning Commission. Most recently, I worked with the City of Franklin and City of Middletown in positions of Finance/Economic Development Director and Development Director.
I was born and raised in Middletown Ohio, graduated from Fenwick High School in 1965 and Xavier University in 1969 with a degree in business. I have been a financial consultant since 1974, starting out in downtown Cincinnati, and coming back to Middletown for over 30 years with Financial Planning Consultants, Integrated Professional Financial Planning, and Summit Financial Advisors, where he is still a consultant. I live with my wife of 46 years, Suzi, in the Browns Run area of Madison Township. I have a daughter, Ami, son-in-law Kevin, and three very active grandsons ages 6,4, and 2 who love to go across the street to the golf course to chip, putt and hit balls. I love to travel to big cities and abroad, but have always been most at home in small towns with genuine people and authentic atmospheres. With the resurgence of Middletown with the new shops, wine bar, coffee shop and restaurants downtown, I am excited to witness and be part of seeing my home town grow and prosper.

Jeff Payne-Executive Director
J. Jeffrey (Jeff) Payne, is a native of Dayton Ohio. He earned a Bachelor of Urban Planning from the University of Cincinnati, and a Masters in Management from Antioch (McGregor)) Midwest, in Yellow Springs Oho.
Jeff has over 30 years experience working in local and state government, as well as non-profits. He started his career with the Montgomery County Community Development Department, worked for 20 years with the City of Dayton Planning Department, focusing on transportation, land use and zoning, economic development and project management. He manage a HOPE VI program for the Greater Dayton Premier Management (DMHA), and served as the executive director for the Tawawa Community Development Corporation located in Wilberforce, Ohio. He has also served as an adjunct professor to local community colleges and universities.
Jeff enjoys the challenges of working with citizens, partners, and stakeholders in building communities, and has a special passion for historic preservation.
He and his wife reside in Dayton along with the youngest of their four daughters.
